We put together high-quality reports that use market leading software to produce the Move-in Inventory & Statement of Condition. Our reports have detailed descriptions with high quality images within the report.
We will take meter reads and test smoke alarms. All electrical sockets and switches are clearly shown and described.
A typical report for a 3-bed semi-detached house will be around 70 to 80 pages long and include around 700 to 800 photographs. However, you don’t need to print it. The report is immediately available to the Agent, the Landlord, and the Tenant to download, save or access on the cloud. The report is easily signed by the tenant on-line, the tenant can add comments if needed.

Check Out Reports
We provide an independent and detailed check-out report service on properties where we have carried out our Move-in Inventory & Statement of Condition report.
Our detailed Check-Out report will enable you to clearly substantiate any dilapidations that are present at the end of the tenancy. We will ensure meter readings are taken and provide photographs within the report.
An independent & detailed report will help achieve a fast turnaround at the end of the tenancy, helpful to all parties concerned the Tenant, the Landlord and the Agent.
We recommend that when a Tenant gives in their notice to end their tenancy a “virtual pre-check-out” meeting is arranged with the Landlord or the Agent. Along with the tenancy agreement, we recommend you use our Move-in Inventory as the basis for this meeting.
The “live” pre-check-out meeting via the tenant’s phone or mobile device can be used to make clear the Landlord’s or Agent’s requirements as to the condition that the property should be left in. Helpful information about cleaning, decoration, gardening and even a reminder to cancel the standing order can be given to help achieve a smooth check-out process. The meeting should be backed up by email confirmation of the key requirements.
